- About Property26
Property26 is an online property listing platform that advertises properties available for sale. Property26 is not a real estate broker, agent, or intermediary.
Property26 does not participate in property transactions and does not facilitate negotiations, contracts, or payments between buyers and sellers.
Our service is limited to collecting property information, performing basic verification, photographing the property, and publishing the listing on our website.
- Listing Service
Property listings on Property26 are created and published only by Property26 staff.
Users cannot directly create accounts or post listings on the website.
To list a property:
- The seller requests a listing.
- The seller pays the listing fee.
- A Property26 representative visits the property.
- Property details and photos are collected.
- The listing is published after basic verification.
- Listing Fee
The listing fee for publishing a property is 10,000 Ethiopian Birr.
The fee includes:
- Property visit by a Property26 representative
- Photography of the property
- Collection of property information
- Publication on Property26.com
Listings remain active for 30 days.
The listing fee is non-refundable, including in cases where the listing is removed early or the property is sold during the listing period.
Renewing a listing after 30 days requires payment of a new listing fee.
- Listing Information Requirements
Before a property can be published, the following minimum information must be collected:
- Property price
- Sub-city or location
- Property size (square meters)
- Land size
- Number of rooms
- Property type
- Year built
Property26 staff will collect this information during the property visit.
- Property Verification
Property26 performs a basic verification process which may include:
- Verification of the seller’s identification
- Physical visit to the property
- Confirmation that the property exists as described
Property26 does not verify ownership documents or legal title.
Property26 assumes that any person offering a property for sale has the legal authority to do so.
Property26 reserves the right to request additional documentation if necessary.
- Property Photos and Content
All photographs and media collected by Property26 remain the property of Property26.
Photos may include Property26 watermark branding.
Property26 may use property images and listing information for:
- Website listings
- Social media marketing
- Email promotions
- Featured listings
- Advertising and promotional materials
- Listing Status
Listings may display different statuses including:
- Available
- Under Offer
- Sold
- Inactive
If a seller becomes unreachable or stops responding, Property26 may mark the listing as Inactive.
- Price Accuracy
The seller is fully responsible for the accuracy of the property price and all information provided.
Property26 may update listing information if the seller requests changes.
Property26 does not guarantee that property prices or details are accurate or up to date.
- Duplicate Listings
Only one listing per property is allowed on Property26.
If multiple people attempt to list the same property, the first verified listing will remain active.
- Listing Removal
Property26 reserves the right to remove or reject any listing at its discretion, including if:
- Information appears misleading
- Verification fails
- False information is discovered
If a listing is removed, the listing fee remains non-refundable.
- Buyer and Seller Transactions
Property26 only provides advertising and exposure for property listings.
Property26:
- Does not participate in negotiations
- Does not facilitate agreements
- Does not process payments
- Does not act as a broker or intermediary
All transactions occur directly between buyers and sellers.
- No Liability for Transactions
Property26 shall not be responsible for:
- Property transactions
- Misrepresentation by sellers
- Financial losses
- Property disputes
- Fraud or scams
Buyers are responsible for conducting their own verification and due diligence before making any purchase.
- Disputes
Property26 is not involved in disputes between buyers and sellers and will not mediate conflicts.
Any disputes must be resolved directly between the parties involved.
- Service Area
Property26 currently accepts listings only for properties located in Addis Ababa, Ethiopia.
Property26 may expand services to additional cities in the future.
- Intellectual Property
All content on Property26.com including text, images, design, branding, and logos is the property of Property26.
Content may not be copied or reproduced without permission.
- Changes to Terms
Property26 may update these Terms at any time. Updates will be published on this page with a revised date.
Continued use of the website constitutes acceptance of the updated Terms.
